Essex evaluation of damage to the gymnasium wood floors began with development of potential moisture sources including a neighboring pool, an abandoned underground domestic water system, overflow of condensate, and ground water.  Potential sources of water were eliminated until the predominant problem of outdoor surface water flow into outdoor air vents was confirmed.  Essex designed a sub-slab ventilation system to reduce moisture loading in the floor, allowing the winter sports program to continue until permanent floor repairs could be made, and modifications made to the outdoor air intake.

 

Essex prepared a building energy model using eQuest to determine energy consumption by system with contribution to energy loss from the building envelope.  Part of our survey included a validation of energy savings using variable refrigerant flow rather than energy from a central plant.  Essex estimated operating costs for the existing system, alternative systems, prepared initial installation costs and return on investment analysis.

Essex prepared construction cost estimates for the construction of the automated manufacturing technology building.  Plan review and value engineering without changing the owners program requirements identified a $230,000 savings on a $10,750,000 project.
