Building Commissioning

Building commissioning is an intensive quality assurance process that begins during design and continues through construction, occupancy, and operations. Commissioning verifies that the fundamental building elements and systems are designed, built or installed, properly calibrated and have a fully developed operations plan that when implemented, will fulfill the client's requirements for that building.

For existing buildings, Commissioning is verification that a building is being operated as desired, or the design of an operations and maintenance plan and staff training that will change systems or operations as necessary to perform as the owner desires.

Commissioning Steps at ESSEX:

  • Complete a statement of requirements for building performance.
  • A thorough review at critical stages in the process to verify the design is in conformance, the building is being built and systems installed for conformance and that calibration of equipment and proper training of staff are sufficient to provide desired performance profile and efficiencies.
  • Cause to be altered or upgraded any component or system that is not or will not conform to desired performance or efficiency profile.
  • Supervise final testing of building components and systems with operating staff to demonstrate operational conformance.

In addition, a long range plan for continuous performance monitoring and timely component and system upgrading can be developed to maintain desirable levels of building efficiencies and conformance to planned building operation.
